The approach

Cleaned room by room, against a checklist

We work through the property the same way an inventory clerk will: methodically, room by room, using an agency-style checklist. Our cleaners bring professional equipment and materials, are DBS-checked, and every job is covered by public liability insurance. Before we leave, we walk the property against the checklist ourselves.

Because the whole point is the checkout, we include the things that inspections actually pick up: the oven, the fridge and freezer, limescale in the bathroom, and the inside of the windows. They're part of the price, not extras.

Good to know

These are genuine starting prices for a property in reasonable condition, and they include the oven, fridge, freezer and inside windows. Your written quote will reflect the size and condition of your property and any extras, so you know the full price before we start.

Prices are a guide. Larger properties, heavy soiling, and extras such as carpet steam cleaning are quoted individually. Email us for a firm price.

You don't need to be there. Key collection from a concierge or agent is routine around here. We work through the full checklist and check it before we leave.

End-of-tenancy FAQs

How long does an end-of-tenancy clean take?

It depends on the size and condition of the property: typically half a day for a studio or one-bed flat, and most of a day for larger homes. Because we quote per property rather than per hour, we stay until the checklist is done.

Do I need to be there?

No. Most of our end-of-tenancy customers have already moved out. We can collect keys from a concierge, an agent or a neighbour. Just tell us the arrangement when you book.

Do you bring your own equipment and products?

Yes, always. Professional equipment and materials are included in every quote. We just need working power and hot water at the property.

Is the oven really included?

Yes. A full oven clean is part of every end-of-tenancy job, along with the fridge, freezer and the inside of the windows. Many companies price these as extras; we don't.

What about carpets?

Vacuuming is included throughout. If your tenancy agreement asks for carpets to be professionally steam cleaned, we can add hot-water extraction from £30 per room. Mention it when you ask for your quote.

When should I book?

As soon as you have your move-out date. End-of-tenancy cleans are usually needed on a specific day between your move and the checkout, so earlier is better, especially at the end of the month.

Is parking or the congestion charge extra?

If your building has visitor parking or a loading bay we'll use it. Where paid parking is unavoidable we'll include it in your quote up front, never as a surprise afterwards.
